The July market report is out for

Last month was quieter in Calgary, which is not surprising, as half the city leaves after Stampede to go to interior BC for their summer vacation or heads to the mountains. If you did not get out of the city, I am sure you noticed a slowdown, as the streets were quieter, as was the market. Calgary saw 1,311 sales in July, with 6,760 homes available for buyers.

In housing, each home type behaves differently, with the largest decline in apartment-style condos, as there is so much competition from a growing, competitively priced rental market. But if you are looking in a highly competitive neighbourhood, detached homes are still moving quickly if they are presented (and priced) well.

For buyers, they are taking more time to decide as they are looking for the right home (not just any home), which means as a seller, you need to show your property in the best way you can, with a focus on pricing, condition, and presentation.

With detached homes in Lake Bonavista, a well-renovated or maintained home will move quickly, so you need to be ready to move once it is on the market.

The newest Calgary Real Estate Board report for June 2026 is out, and we continue to see the same trend, with fewer listings and more selective buyers.

As Stampede is in full swing, the market continues into the summer. Buyer are shopping but willing to wait for their perfect home.
