May housing stats are out from the Calgary Real Estate Board, and buyers continue to have options when they are shopping for their homes.

We are seeing more inventory, fewer sales, and a market that's becoming more balanced after several years of intense competition. As a buyer, you have more room to negotiate and take your time UNLESS it is a well-priced product in a great area, as those homes move quickly. As a seller, you need to be strategic about pricing and presentation, as buyers will move on quickly and wait for the next option if they don't like what they see.

Detached homes continue to hold their value well, but condos and apartments are facing more competition as inventory builds.

Calgary Real Estate Board released their April 2026 status, and we continue in a balanced market condition, although there are differences between property types and the strategies you can use.

For buyers, there’s more choice, but if the property is nice and well priced, it will move quickly. You will know when you see it, and don’t hesitate to look at the property and miss out.

For sellers, the market is more selective as pricing and presentation really matter right now.

Depending on property type, we are seeing different buying patterns as detached homes are holding stronger, while apartment-style condos are giving buyers more opportunity and time.

So it’s not a slow market; it is just a more thoughtful one. Be ready, with your paperwork all in order, as when the right property shows up, you will be ready to move on it.

Calgary Real Estate Report for January 2026

January started slowly, which is typical after December. Total sales were 1,234, down 15% year-over-year. High-density homes (apartments and row homes) saw the steepest declines, with inventory rising and prices softening, especially for apartments, which are down 8% year-over-year. Semi-detached homes remain relatively stable, while detached homes continue to lead in demand.

Detached Homes:
657 sales, 1,243 new listings; inventory at 1,753 homes (just below long-term average)
Benchmark price: $724,000, slightly lower than last January
Market condition: Balanced, with under three months of supply

What it means:
Buyers: More options and time to negotiate on well-priced homes
Sellers: Pricing right is key; homes that are competitively priced and well-prepared are still selling

Detached homes remain a strong segment, even as higher-density markets adjust.

The 2026 Forecast is out, and the days of an easy sale are behind us. Here is what to expect in Calgary this year:

The Big Theme: STABILIZATION. We are moving from a frantic seller’s market to balanced conditions.

Inventory Surge: 26,000 units are finishing construction soon which is mostly in the apartment style condos adding to a over-saturated market.

Price Trends:
Detached & Semi-Detached: Prices are staying steady.
Condos & Townhomes: Expect a slight dip as all that new supply hits the market.

Why are we seeing these changes? Slower migration and higher interest rates have calmed the demand, while record-breaking building starts have finally boosted supply.

So what does that mean? Strategy matters more in 2026.
