One of the most common questions I hear is:
“When should I actually start looking for a home?”

The answer is: usually earlier than you think!

🗓️ 3-6 months before buying
• Start exploring neighbourhoods and home prices (my auto email search is great for this).
• Meet with a mortgage professional to understand budget and financing options.
• Begin saving for closing costs and other expenses.

🗓️ 1-3 Months Before Buying
• Get an official pre approval for a mortgage.
• Start viewing homes that fit your criteria.
• Narrow down your wish list, learn what is necessary in your new home and what might not be as important.

🗓️ Once You Find The Right Home
• Submit and negotiate an offer with a Realtor’s guidance to help you understand contract terms and legalities.
• Complete financing and other conditions.
• Finalize your mortgage and legal paperwork.

🗓️ Possession Day
• Pick up your keys and move in to your new home!

The biggest mistake buyers make is waiting until they’re “ready” before asking questions. In reality, the buyers who plan ahead often have a smoother experience and feel much more confident when the right home comes along.

Don’t let these expenses catch you by surprise!

1. Home inspection
While not mandatory, a home inspection is one of the best investments you can make. It can help uncover issues before you commit to buying.

2. Legal Fees and Closing Costs
A real estate lawyer handles the legal transfer of ownership, registers your mortgage; and ensure everything is completed correctly.

3. Home Insurance
Lenders will typically require proof of insurance before your mortgage funds are released.

4. Property Taxes
The seller must pay the portion of the property tax that they resided in the home. Whatever is left for the remainder of the year is up to the buyer to pay.

5. Moving and Utilities Setup
Don’t forget the costs of moving trucks and movers, utility connection fees, internet installation, new door locks and garage remotes, etc.

Planning for these additional costs can help make your purchase less stressful.
