If buying or selling in Calgary feels different than it did a few years ago, this is a big reason why.
Canadaโs 41 largest urban centres now total 31+ million people, and Calgary is among the fastest-growing metros in the country. On July 1, 2025, Statistics Canada estimated the combined population of those CMAs at 31,169,100.
Calgaryโs population grew by about 2.9% between July 1, 2024 and July 1, 2025, placing it near the top nationally among all CMAs.
Provincial estimates also indicate Calgaryโs overall population has increased by roughly 19% over the past five years, underscoring sustained expansion in the region.
That kind of growth doesnโt guarantee outcomes but it does change the backdrop for housing.
More people puts pressure on rentals, adds competition in some price ranges, and makes neighbourhood-level differences matter more than ever. And thatโs the key point: not every part of the city moves the same way.
Some areas feel tight. Others feel balanced. Detached homes and condos can behave very differently even just a few kilometres apart.
Thereโs also been slower growth in non-permanent residents across many urban centres, particularly compared with recent years, which can affect the mix of demand over time. But the headline remains the same: Calgary continues to grow faster than the national average, and that matters for housing.
๐For buyers, this can mean certain segments feel more competitive, while flexibility on location or housing type can open up options.
๐For sellers and investors, population growth can support demand over a full market cycle but results still come down to pricing, product type, and local inventory, not headlines.
Calgary is attracting people from across Canada and from abroad, and growth isnโt limited to the downtown core. Some surrounding communities are evolving with their own jobs, services, and housing demand.
