5 things SMART buyers ask their agent to include in their offer… that most buyers forget

You can have the highest offer and still lose the deal because you forgot key protections.
Or worse, you win and get burned during closing.

Here’s what separates prepared buyers from everyone else:
1. Home Warranty Coverage
Ask the seller about the 1-year home warranty. Saves you thousands if the furnace dies or the water heater fails 3 months after you move in. Most buyers never think to ask.

2. Specific Repair Deadline Language
Don’t accept “repairs will be completed before closing.” Get specific: “All agreed repairs must be completed and re-inspected by "a date", minimum one week before closing.” Vague language are not enforceable.

3. All Window Coverings Included
