If you're buying a detached home in SE, the competition is real. Only 1.7 months of supply means well-priced homes in Mahogany, Auburn Bay, and Cranston are not sitting long. Get pre-approved before you start looking.
Benchmark prices this month:
🏠 Detached - $696,500
🏘 Semi-detached - $502,600
🏡 Row/townhouse - $426,600
🏢 Condo - $317,300
The condo market is a different story entirely. 5.1 months of supply means buyers have room to negotiate. If you've been on the fence about an entry-level purchase, this is a reasonable window.
