Calgary:
In May, more homes became available in Calgary, giving buyers more options,, especially for condos and townhomes. Detached home inventory remains lower than usual. At the same time, home sales slowed, with 2,162 homes sold, down 16% from last year. Because homes are selling a bit slower and more listings are coming to market, inventory is growing, though conditions vary depending on home type. Detached homes are still moving faster, while condos generally have more competition and taking longer to sell.
Cochrane:
Cochrane’s housing market is staying strong, with more homes selling than this time last year and above typical long-term levels. In May, 115 homes sold and 188 new homes came on the market. While more listings helped create a bit more balance, demand is still strong compared to many other areas. The number of homes available for sale has stayed fairly steady this spring, with about a three-month supply of inventory. Home prices have also continued to rise, reaching an average benchmark price of $576,400. Although prices are still about 1% lower than last year, they’ve improved from $550,800 at the beginning of the year.
