⚡MID MONTH MARKET COMMENT⚡

Central Alberta’s residential MLS market moved toward more balanced conditions by mid-July. Active listings reached 1,616, an increase of 6% from mid-June and 10% from July 2025. Meanwhile, 237 residential MLS sales were reported by July 15, down 16% from the same point in June and 9% from the 261 sales recorded by mid-July last year. The combination of rising inventory and slower sales is providing buyers with more choice while increasing competition among sellers.
Conditions varied across the region. Red Deer had 370 active residential MLS listings, up 17% year over year, while its 85 mid-month sales were 9% lower than last July. Sylvan Lake experienced an even larger inventory increase of 25%, accompanied by a 41% decline in sales. Rocky Mountain House also recorded substantially more inventory, while Lacombe and Innisfail saw fewer listings and softer sales. Blackfalds was a notable exception, with sales increasing from both mid-June and July 2025. Overall, the figures suggest a cooler market than last summer, although demand remains relatively healthy in several communities.
The local economy presents a mixed backdrop for housing. Employment in the Red Deer economic region averaged approximately 120,200 during the three months ending in June, down from 125,400 a year earlier, while unemployment rose from 5.0% to 6.3%. Alberta’s overall employment continued to grow, but the provincial unemployment rate was 7.0% in June, reflecting continued growth in the labour force and a competitive job market. Central Alberta continues to benefit from its diversified base in energy, agriculture, construction and services, but softer local employment may be contributing to more cautious home-buying activity. ⚡Market Comment for July⚡
Central Alberta entered July with 1,522 homes on the market — the most inventory we have seen in over a year and up about 8 per cent from last July. Listings have climbed steadily since a January low of 848, so buyers now have noticeably more selection than at any point since last summer. Importantly, buyer activity has kept pace with that added supply: 560 homes sold across the region in June, virtually identical to the 559 sold in June of last year.

Conditions still vary from one community to the next. Red Deer, Lacombe, Penhold and Innisfail continue to favour sellers, with half or more of the homes on the market in June finding a buyer. Sylvan Lake, Blackfalds, Ponoka and Rocky Mountain House are balanced, while Three Hills and Clearwater County, where acreages and recreational properties make up much of the inventory, favour buyers. Year-to-date sales are modestly behind last year in most communities, but well-priced homes are still selling quickly.

The bigger story may be Alberta's economic outlook. On July 2, the Prime Minister and the Premier jointly announced Alberta's formal proposal for a new million-barrel-per-day oil pipeline to the B.C. coast, along with an agreement to launch the Pathways carbon capture project — initiatives estimated to create roughly 175,000 jobs. The same day, a $4.6-billion power plant was approved to supply one of the many large AI data centres planned across Alberta, including one announced for Olds here in Central Alberta. These projects still face approvals and years of construction, but they signal major investment, employment and population growth ahead — all of which supports long-term housing demand in our region.

Residential activity across Central Alberta remained steady through the first half of June. Total residential sales for the region were slightly ahead of both mid-May and the same point last year, while active listings were also higher than last month. This gives buyers a little more choice than they had earlier in the spring, but the increase in sales shows there is still solid demand in the market.
Red Deer continues to show good activity, with sales ahead of both last month and last year at this point. Results varied by community, with some smaller markets showing stronger sales and others seeing a slower start to the month. Overall, the Central Alberta market remains active, but not overheated, with conditions still depending heavily on price range, property type, and location.
From an economic perspective, Alberta continues to be in a relatively strong position compared to much of the country. ATB Economics notes that while Canada’s population has declined for three straight quarters, Alberta is still growing, supported by continued interprovincial migration, relative housing affordability, a stronger job market, and some improvement in oil patch activity. Population growth has slowed from the very high levels seen recently, which may moderate home construction and consumer spending, but ATB is still forecasting Alberta to outperform the national economy in 2026.
