💡 Tip Tuesday: Understanding Property Tax Adjustments!

One of the questions I get asked is why property taxes show up as an adjustment when buying or selling a home.

Here's a simple way to think about it:

🏡 If you're selling:
You are responsible for the property taxes for the time you owned the home that year.

🏡 If you're buying:
You are responsible for the property taxes from the day you take possession onward.

Your lawyer calculates this during the closing process to make sure each person pays only for the portion of the year they owned the property.

For example, if you as buyer take possession on September 1, the seller is responsible for the taxes from January 1 to August 31, and the buyer is responsible for September 1 to December 31.

Buying and selling a home can come with closing costs and adjustments that many people don't know about until they're in the process. Property tax adjustments are just one of them.

That's why my job isn't just to help you buy or sell your home—it's also to prepare you for what to expect, explain everything along the way, and make sure there are no surprises on possession day.

🏡 Monday Market Minute!

Another week, another look at what's happening in the Camrose real estate market!

This past week saw 7 new listings, 8 homes go pending, and 4 successful sales.

One thing that stands out to me is that buyer activity continues to outpace new inventory. With more homes going pending than coming onto the market, it's encouraging to see buyers still making confident decisions.

The average sale price also saw a nice jump this week, showing that buyers are active across a variety of price points. While the average days on market came in higher than we've seen recently, that's a good reminder that every home has its own journey. Some sell quickly, while others simply need a little more time to connect with the right buyer.

It was another interesting week in the Camrose real estate market!

We saw 5 new listings, 10 homes go pending, and 8 successful sales over the past week.

I can't help but wonder if all the rain played a role in fewer new listings hitting the market. If that's the case, it'll be interesting to see whether we see a bump in inventory once the weather finally cooperates! ☔🌞

The good news? Buyers are still active. With homes averaging just 22 days on market, well-priced properties continue to attract attention and move relatively quickly.
