Canmore sales were up 30% in Q3, and residential led the way.

There were 144 sales in Q3 2026 compared to 111 last year. Residential sales rose 42%, townhomes were up 56%, and September alone was up 86%.

Prices moved up as well. The median detached and semi detached sale was $1,875,000, up 9%. Townhomes came in at $1,052,450, up 6%, and apartment condos at $754,750, up 9%.

The Canmore park most people don't know has this view.

Riverside Park sits right on the Bow River, just off 8th Street, with sightlines to the Rundle Range, Ha Ling, and the Three Sisters all from the same stretch of pathway. It connects into the wider river trail system linking Millennium Park and Lion's Park, so it's an easy add-on to any downtown walk.

Fall is one of the best times to catch it, the light on the water this time of year is hard to beat. One thing worth knowing before you go: paid parking is in effect at Riverside Park, so plan for that if you're driving rather than walking in from downtown.

The real reason Toronto buyers keep landing in Canmore.

Alberta has led the country in interprovincial migration for roughly 14 to 15 consecutive quarters, while Ontario has posted around 22 straight quarters of net losses. A meaningful share of that movement is coming out of the Greater Toronto Area specifically, where the average home price still sits well above a million dollars, compared to a fraction of that in much of Alberta.

Locally, the pattern shows up as more than just a stat. Realtors across the Bow Valley have pointed to a steady wave of Ontario buyers, many of them retirees, cashing out of high-priced markets and choosing Canmore for a mix of affordability and lifestyle they can no longer find at home.

It's not the only thing shaping this market, but it's a real and growing part of who's buying here.
