A lower purchase price sounds like good news…

But what happens if the numbers change after you’ve already been approved?

When the purchase price changes, lenders may consider it a material change to the file. Depending on the situation, the mortgage amount could change, and the lender may need to review everything again.

This doesn’t automatically mean there will be a problem, but it’s one of the reasons why it’s important to understand how purchase price adjustments, rebates, and financing all work together before you buy.

Will it come off the purchase price? Will it be applied as a credit at closing? How will it appear on the Statement of Adjustments?
