I have even had situations where sales have fallen through because of floor covering breaches have been discovered. The overriding message therefore is to check your lease before you do anything – replace carpet with a wooden floor, take down an internal wall to make your flat open plan, install a wet room in place of a normal bathroom, put up a satellite dish, replace a boiler that needs an external flue in a different location, etc. All of these things generally either need permission…...which may be refused or are not allowed. It can, and often is, an expensive lesson to learn if you’re not careful and remember, I really don’t want to have to be the one ending up in an argument over it! As I have said in numerous previous bulletins, if you don’t have a copy of your lease handy, I really recommend that you get hold of it.
