Most people think real estate investing is about getting rich quickly.
In reality, long-term wealth is usually built slowly through:

✔ mortgage paydown
✔ appreciation
✔ increasing rents
✔ and time

Currently this property only cash flows about $50/month right now. On the surface, that doesn’t sound very exciting.

But behind the scenes, the tenants are paying down roughly $1,000/month of mortgage principal for me every single month.

That’s the part many people overlook.

Over time:
➡ the mortgage balance decreases
➡ rents typically increase
➡ the property value grows
➡ eventually the property becomes free&clear

That’s when cash flow can really change your life.

Real estate investing is often less about instant gratification and more about patience, consistency, and letting time do the heavy lifting.

Buy quality assets.
Hold them long term.
Stay financially disciplined.

That’s how ordinary people quietly build wealth through real estate. 🏡

When we took on our 30-unit multifamily building, one of the first things we tackled was… light bulbs.

✨ Before: 1,093 bulbs
✨ After: 1,041 bulbs

That’s 52 fewer bulbs burning power — plus major changes to how they run:

No more lights running 24/7 in common areas and exteriors.

Why does this matter?
To qualify for the CMHC MLI Select program, we agreed to reduce the energy consumption by at least 15% compared to baseline use.

💡 Our lighting upgrades alone are projected to reduce:

🚨 Big news for first-time home buyers in Canada!

The federal government proposed legislation to eliminate the GST on new homes up to $1M and reducing it on homes up to $1.5M. This new FTHB GST Rebate could save buyers up to $50,000!

To qualify, you must be:
✔️ 18+
✔️ A Canadian citizen or permanent resident
✔️ A first-time buyer (no owned home in the past 4 years)

This move aims to cut upfront costs and encourage new home construction. 🏗️🏡

✨As of Right Zoning in Red Deer, AB?
The City of Red Deer has been awarded the Housing Accelerator Fund grant, by CMHC. Which is intended to provide funding to municipalities that implement initiatives to increase housing supply and improve affordability.

✨The grant
With this grant the City of Red Deer would receive $12 million over three years to support a variety of housing developments to increase supply in our city. This money comes with conditions though.

✨The conditions
One of the conditions to accepting the funds is for City Council to adopt four-units-as-of-right into our zoning bylaw. Currently, the City has chosen to not spend any of the funds until Council has considered 4 units as-of-right.

✨The conversation
If the city accepts the terms they would essentially implement city-wide inclusionary zoning and reduce or eliminate burdensome development regulations to encourage more missing middle housing forms.

✨What would it mean?
Allowing 4 units as-of-right on all lots in low-density zones. Reducing parking minimums city-wide. Reviewing other zone regulations to support 4 units as-of-right including setbacks, height, site coverage, and landscaping.

✨Missing Middle Housing
Many municipalities throughout Alberta and even provincial legislators are starting to recognize the missing middle housing gap and bringing policy changes like as-of right zoning, to the four front of conversations.

✨The future
In late 2025 or 2026, the new city council will be deliberating on whether or not to accept the money from the Housing Accelerator Fund. They want your input though, public consultation on the issue is now open.
