Canada’s Affordability Streak Hits 10 Quarters
For 10 straight quarters, affordability has been at the forefront of Canada’s housing conversation. As a REALTOR® working with buyers and sellers in Vancouver, I’ve seen firsthand how mortgage rate relief is no longer the main lever for affordability—instead, we’re all watching home prices and income growth more closely. Economists are now expecting mortgage rates to hold steady or even rise slightly over the next year, so any improvement in affordability will likely come down to whether home prices moderate. With population growth slowing, there’s hope this could help ease housing demand and keep prices in check, while a strengthening labour market may offer some support for household incomes. There’s important movement underway in B.C.—the province and Ottawa are in talks to potentially cut development cost charges by as much as 50% in high-growth areas. What does this mean for our market? The aim is to encourage more multi-unit housing construction, backed by a $3.2 billion investment over the next decade. On top of that, plans are in place to turn more than 2,200 unsold condos into much-needed affordable homes. July brought some positive momentum for homebuyers: affordability improved in 10 out of 13 major Canadian cities, thanks to falling home prices. Here in Vancouver, we saw the largest drop in required income, a shift that can open doors for many families and first-time buyers. On top of that, mortgage rates edged down, and there are still discounted fixed-rate options available below 4%. After over 15 years navigating BC’s residential market—both as an investor and now as a REALTOR®—I know how meaningful even small changes in affordability can be. This week brought a wave of important updates that could influence the housing market in the months ahead. With fresh data on Canada’s inflation, housing trends, and trade issues, there’s plenty for both buyers and sellers to consider. Notably, a key real estate group has revised its 2026 forecast, now predicting that national home sales will dip slightly this year, rather than see the modest growth many expected. We’re also watching the approaching Mid-Q3 deadline that could see nearly US$20B of Canadian exports hit with about 50% US tariffs if ongoing negotiations don’t resolve some major sticking points. New figures on housing starts, retail sales, and lending activity are due as well, offering insight into construction, consumer spending, and credit conditions. As someone who’s navigated the BC real estate landscape for over 15 years, I know how quickly the outlook can shift.
