Your backyard is overdue.
Everyone redecorates their living room. Nobody talks about the room with no walls.

Every June I get the same question.
‘Should I wait until fall to buy / list / decide?’

Here’s my honest answer.

Sometimes yes. If your situation isn’t actually ready — the financing, the timing, the life logistics — then waiting is the right call. A decision made before you’re prepared is just stress with a down payment.

But most of the time when people ask me this, they’re not asking about fall. They’re asking for permission to pause. And what I’ve found — after years of these conversations — is that fall rarely arrives with the certainty they were waiting for.
Inventory is up. Buyers have room. Sellers who price right are moving in 32 days. There is no magic fall window coming that doesn’t exist right now.

If you’re genuinely ready — June is a great time to move. If you’re not — let’s talk about what ‘ready’ actually looks like for you.

June is my favourite month to do this job.
And it has nothing to do with the market stats.

It’s the energy. Halifax in June is a completely different city than Halifax in February. The water is right there. The evenings last forever. People are outside and smiling and remembering why they chose to live here.

She called me in April and said she wasn’t sure she was ready.

I said: let’s not talk about listing. Let’s talk about what you actually want.

An hour later I knew everything about the house she wanted to move into, the neighbourhood she’d been watching for two years, the proximity to her daughter’s school, the backyard that needed to have room for a garden.
