Great tool for DIYers https://www.jlconline.com/cost-vs-value/2025/new-england/ I couldn't find one for Canada but I think the top items that recoup their cost are valid here too and the ones that don't recoup are probably the same here.

If you are a DIYers you could still do the projects that are higher than 50% but staying over 75% would be safer if you are looking at a gain in capital. If you hire someone then you need to stay over 100% to avoid loosing money.
