You put 20% down. In a well-chosen property, your tenant covers most or all of the mortgage. Every month, your loan gets smaller and your equity gets bigger.

At the same time, the property is appreciating. Edmonton benchmark prices have grown over 130% in the last 20 years. A $420K property today has a realistic path to to be worth $500K-$550K+ over the next decade.

Here's why that matters: if you ever want to buy a commercial building, a multi-family property, or get a business loan, lenders look hard at your net worth. Commercial lenders often want net worth approaching the loan amount itself. On a $1.5M deal, that could mean $800K-$1M+ just to qualify.

You're not building that in a savings account. Not on a normal salary. Not in 10 years. But one well-chosen rental property in Edmonton, bought right and managed well, is a real path to get there.

In 25 years renters in the same neighbourhood could be paying as much as $3,138/month as rents increase overtime - and the homeowner pays $1,600.

Renting has real advantages:
- flexibility
- lower upfront cost
- zero maintenance surprises

I'll never tell you it's a bad decision across the board. But in Edmonton, with some of the most affordable entry prices of any major Canadian city, the window where renting makes financial sense is shorter than most people realize.
