Worst case, they say no. Best case, you just saved yourself $15,000 because you were the only buyer willing to ask.

Sellers reject offers all the time. The buyers who overpay are usually the ones who were too polite to negotiate.

If the numbers support a lower offer, send it. Your realtor's job is to take the awkwardness for you.

I bring that up because it's actually the point. When we look at homes together, I'm not just checking bedrooms and square footage. I'm asking what your version of this looks like. Where does the gym bag live. How far to the trailhead. Is there room for the people you feed on Sundays.
