Exciting news—my daughter is due to arrive any day now! To make sure I can be fully present during this special time, and so I can avoid having to leave halfway through an inspection, I won’t be booking any inspections until after she’s born and for one week following her arrival.

What’s missing? Here are some clues:

1. This is the main level of the home, and there should be one here
2. This is just above a bedroom door
3. Not having this is a safety hazard

This room is missing a smoke detector. Every level of a home—and importantly within 15 feet of sleeping areas—should have properly installed, working smoke alarms. They’re one of the simplest (and most important) life-saving devices in any house.

✅ Test smoke detectors monthly
✅ Replace batteries yearly (unless it’s a 10-year sealed unit)
✅ Replace the unit every 10 years

What’s missing here?

These stairs are wide, solid, and look well-built… but they’re missing one key safety feature: handrails.

Building codes require a handrail once you have more than 3 risers on an exterior stair. The reason is simple—most falls around the home happen on stairs, and a handrail provides the support people need to steady themselves.

It’s a small detail, but an important one. When you’re buying or building, make sure the basics of safety aren’t overlooked.

Ever seen one of these?
Probably not — unless you’ve been deep in the construction world.

This is a joist and beam layout for the second floor of a home.
It’s like a map for the framers, showing exactly where every joist, beam, and post goes.

These layouts are created by the building material suppliers before the lumber even hits the job site.
Without them, the framing crew would be guessing — and guessing isn’t great when it comes to holding up your house.

This is what my background is in. I was the one who would engineer the floor/ roof system for the builder and make sure what they wanted to do would actually work!

Wrong.

That glowing orange patch is a vaulted ceiling that has no insulation. In the summer it’s a quick way to let the heat in, and in the winter it’s a quick way to let heat out. Both cost you money.

This is why thermal cameras are one of my favorite tools. They make invisible problems very visible.

This outlet isn’t grounded. Modern electrical codes require grounding so that if something goes wrong, electricity has a safe path to travel. Without it, you’re looking at a potential shock or fire hazard.

Ungrounded outlets were common in homes built before the 1960s, so if you live in an older home, it’s worth checking. Safety first! ⚡🏠

I don’t have a recent photo of me in the field, so this cartoon version will have to do!

A lot of people ask how I got into home inspections. Truth is, it just made sense.

I’d been working as a floor and truss design technician for years, so I got to see how homes were built, and I loved everything that went into it. Eventually, I realized I didn’t just want to be behind a screen engineering them, I wanted to get out there and experience it.

That’s what led me to home inspections.

It’s been a great fit. Every house is different, and I love seeing the details and construction styles that make each one unique. It’s not just about pointing out what’s wrong, it’s about helping homeowners feel confident in what, for most, is the biggest purchase of their lives.

I love what I do, and I’m excited to continue doing it for many years to come.

Here’s an easy DIY fix for you homeowners out there. The caulking around the shower/tub! Make sure to check on it every now and then, and if it’s splitting like in the picture, then it’s time to replace it.

Applying new caulking is fairly straightforward; all you need is a new tube of caulk (should be a silicone-based caulk meant for bathrooms) and a caulking gun. There are tons of tutorials on YouTube for those who like to see how it’s done before trying it themselves. It doesn’t need to look pretty; it just needs to seal any gaps to prevent water from getting in.
