♦️MARKET UPDATE ♦️

There’s been a noticeable shift in our market lately!

With Suncor announcing plans to move more contractors out of camps and into town, we’re already seeing increased attention from investors looking at housing opportunities throughout Wood Buffalo.

June was a strong month:
• 146 residential sales — up nearly 22% compared to last year.
• Single-family home sales were also up close to 30%, while inventory dropped almost 25%.
• Multiple offers were commonly seen, creating greater competition for higher demanded properties under $900,000, greatly due to lower inventory levels!

Interestingly, the median sale price came in at $402,750, but that doesn’t necessarily mean home values are falling. A larger portion of June’s sales were condos, townhomes and entry-level properties, which pulled the overall median down.
