It's Student Hunger Month at the Fredericton Community Kitchens & I'm organizing a Food Drive to help with donations for the program ๐ŸŽ

All items go directly to help support school-aged children in the Fredericton Area!!

๐ŸŒŸItems needed๐ŸŒŸ:
- Canned Soup
- Canned vegetables
- Canned pasta sauce
- Dry Pasta (spaghetti, macaroni, etc)
- Peanut free snacks (gummies, granola bars, etc)

Any/all donations are very much appreciated!

I get asked almost daily, "how's the market"

Well, homes are still very much selling quickly!

So, what does that mean? Let's Break it down ๐Ÿ‘‡๐Ÿผ

๐Ÿ‘‰๐Ÿผ There is less than 3 months of inventory meaning that there is still very much a supply issue. Not enough homes for the number of active buyers in our area.

๐Ÿ‘‰๐Ÿผ Homes under $400,000 are often receiving offers within days of being listed.

๐Ÿ‘‰๐Ÿผ It is not uncommon to see conditions in an offer (this was unheard of in 2020- mid 2022. The most common conditions are 7-10 to confirm financing and home inspection

๐Ÿ‘‰๐Ÿผ When in multiple offer scenarios, the offers with the least amount of conditions are usually the most enticing. If you're thinking of buying, get your pre-approval so it can be submitted with your offer for ease of mind to the seller!

๐Ÿ‘‰๐Ÿผ Offer due dates.- these are still very common & in my opinion in the best interest of everyone. It allows as many buyers to view the home during the timeline (usually 4-5 days of showings, then offers are due). It gives enough time to get in an see the home. Also eliminates "bully offers" - which aren't always the best offers.

The reason why homes under $400k are selling the fastest is because there is a bigger buyer pool. This is the price range is where most folks in our area are looking for.

Less Supply + High demand = multiple offer situations

How you present your home for showings MATTER ๐Ÿ‘๐Ÿผ

Think of it... when you're making one of the biggest financial decisions of your life you're probably going to be looking for reasons to justify a large purchase

When showing our home, we want to ensure it is represented in the BEST POSSIBLE light ๐Ÿ’ซ

This is going to take prep from you to ensure the home is clean and staged (don't worry, I've personally sold several times & will give you all my secrets) ๐ŸŒธ

You've already done the deep clean & purge of items, now it's time for showings ๐Ÿก

We are going to create 10/10 experience by doing the following โญ๏ธ

๐Ÿ‘‰๐Ÿผ Put away ALL your personal items. That means everything off the counters, no dirty towels or robes and remove all toiletries from the showers.

๐Ÿ‘‰๐Ÿผ Freshly vacuum & mop, we want our guests to FEEL how clean the home is (clean home = pride in ownership = worth more to buyers)

๐Ÿ‘‰๐Ÿผ Turn on all the lights. How would you feel walking into a museum with the lights off. Feels weird right? These are expected guests, they booked a showing which you approved. We want them to feel welcome. Having the lights on instantly does this!

๐Ÿ‘‰๐Ÿผ Make all the beds & put all the pet beds away! We love our pets, but it is normal they have wear & tear on our homes. Before showings, put away their beds & it helps focus attention elsewhere!

๐Ÿ‘‰๐Ÿผ Turn on some light music!! We want out guests to come in and feel at home, thats literally the point!! Try some acoustic Taylor Swift - its easy to listen to & most folks enjoy!

๐Ÿ‘‰๐Ÿผ Avoid air fresheners, your home is already clean. Open some windows if you feel the need for something fresh!

๐Ÿ‘‰๐Ÿผ Plan to leave 15 minutes before the showing time and arrive back 15 min after. Rare cases that showings go over the booked time, but if they do its probably because the guests like the house! Yay!

What happens if you over price your home?

NOTHING.

Nothing happens when you overprice

No phone calls. No showings. No bidding wars.

No offers.

No nothing.

Which surely is not the
point.

The number one most important thing you have to get right when going to market is PRICE and
POSITIONING.

Your positioning will support your price and your price will reflect your positioning.

What does that mean?

That means your agent should have solid comps to support your price and a specific marketing strategy
to get you there.

I get it, you saw your neighbors go to market at a ridiculous price, zero marketing AND get a bidding war.

Your agents ability to market will determine if you get an offer, if you get full list and if you can negotiate
on the terms.

So, what should be included in the market strategy?

1. Launch Day: this is where you generate interest in the property. A sign in the yard, posts all over social media & have showings ready to begin ASAP. We all know what it's like, when we have to wait for something, we lose interest and go to the next.

2. Opening Weekend: youโ€™ve generated interest, now it's time to keep the momentum going! A new social and physical campaign drops, an open house, neighbors notified
โ€” DRIVING TRAFFIC TO THE OPEN HOUSE.

When buyers see other buyers looking at the same house as them it increases the desirability of the homeโ€ฆbecause so many others are looking at it, it MUST be amazing.

This thought is an emotional pull to secure the home.

Most homes under $450,000 are selling and have conditions met in about 2.5 weeks if they're priced correctly & marketed well!
