If I know a seller wants to list in spring, I start the repair conversation in the fall. That’s the part people don’t see early enough. Small jobs stack up fast: drywall patches, paint touch-ups, loose railings, old caulking, a tired vanity, roof or soffit fixes.
By January, good contractors are usually booking ahead. By February, waiting can cost real time. I’ve seen homes ready to list except for “just a few things,” then they sit while the work gets finished. Spring buyers move fast. Contractors do not. Plan the fixes before winter locks up the calendar.
