Once an offer is accepted, the due diligence period begins. Depending on the transaction, this can include reviewing leases and contracts, arranging an appraisal and building inspection or condition report, confirming insurance requirements, speaking with lenders, and taking a deeper look at the property's financial and operational information.
Zoning is another important part of the process. Buyers need to confirm that their intended use of the property is permitted, while also investigating issues such as open building permits that could create complications later.
Depending on the complexity of the transaction and the conditions in the agreement, this process can take anywhere from approximately 30 to 90 days. As your commercial real estate agent, part of my role is helping coordinate the information, timelines, negotiations, and professionals involved so potential issues can be identified before they become expensive problems.
