Here are 5 mistakes I see first-time buyers make, and how to avoid every single one.⬇️

1. Getting pre-approved too late.🕚
Most buyers start browsing before speaking with a lender. Then they find the one and aren’t ready to move. Get pre-approved first.
2. Forgetting about closing costs.💲
Your down payment isn’t the only money you’ll need. Budget an extra 1.5–4% for land transfer tax, legal fees, and a home inspection.
3. Replacing professionals with AI.🤖
Google and ChatGPT can answer general questions, but they can’t review your contract or negotiate on your behalf. Use AI to learn. Use a real estate professional and a mortgage broker when it’s time to buy.
4. Letting emotion drive the offer.‼️
Have a number you won’t go over, and work with an agent who respects it. It can save you from a lot of regret later.
5. Skipping the home inspection.🧐
In a competitive market, waiving it can seem like the smart move, but it can become very expensive later. Know what you’re buying.

I had some clients who had bought a condominium apartment. They had some concerns about a wall that had been removed in the apartment and whether the changes would support the structural integrity of the apartment. The sellers insisted the changes were fine and wouldn't help. My clients were still uncomfortable. To give them peace of mind, I hired and payed for a structural engineer to examine the changes and determine if there was a structural problem. Fortunately, the engineer discovered the changes were only cosmetic and superficial. So, I was able to provide my clients with a report that made them relax and look forward to moving into their new home. 🎀
