Older Halifax homes can come with a few lender red flags—here’s the strategy before you list.

I recently listed a home that still had materials commonly used 60+ years ago… including asbestos in the insulation and No-Corrode plumbing. No-Corrode plumbing (also known as Orangeburg pipe or bituminized fiber pipe) is a lightweight, tar-impregnated wood pulp pipe used for sewer laterals between the 1940s and 1970s.

Before listing, my recommendation is simple: get informed.

You don’t necessarily need to fix everything upfront—but you do need to understand what remediation could look like, because these items will almost always come up during an inspection.

And here’s the key: lenders are more cautious than ever. If they feel a property could be difficult to resell, it can impact financing.

The good news? You have options.
• Adjust the price to reflect the work needed
• Complete repairs before closing
• Negotiate a holdback, where funds are set aside and released once the work is done

When I work with Halifax sellers, the goal is always the same: eliminate surprises.

Because surprises during the due diligence period? That’s when deals fall apart, stress spikes, and timelines drag out.

It started with a move-out to residence day.

Just like that, I’m a seasonal empty nester in Halifax—both girls living in res.

Except… not so empty.

And honestly? It made me realize something.
