🧐Have you considered the property taxes in your budget for purchasing a home? Let me help give you a quick rundown on some key points about property taxes! Remember, consult your accountant for more details.

🏠1. Assessment: The Property Value Services Corporation (PSVC) assesses the value of properties in Nova Scotia annually. Generally, you will see an increase based on many different factors every year. You will receive an assessment notice every January. If the assessment of your property skyrockets, you don't necessarily have to pay the taxes based on that amount! There is the Capped Assessment Program (CAP) that helps limit the annual increase of taxable property assessments for eligible residential properties.

💵2. Tax Rates: The amount of taxes that you pay on your property will vary on each municipality that you are in. These rates are set by each municipality based on the budget and needs of each municipality. The residential tax rates in Halifax/Dartmouth are as follows for the 2024/25 fiscal year.

📈Urban General Rate: $0.659 per $100 of assessed value
📈Suburban General Rate: $0.626 per $100 of assessed value
📈Rural General Rate: $0.626 per $100 of assessed value

✨3. Tax Usage: The taxes that are collected fund essential services such as garbage collection, sewage treatment, fire and police protection, parks, and other community programs.

💵So you've got your down payment and you're ready to purchase a house. Make sure to budget for the closing costs as well!

🏠These are all costs that will add up quickly if you ignore them and they have nothing to do with the down payment and the mortgage payment that you have already worked so hard to sort out.

💵1. Deed Transfer Tax: This is typically 1.5% of the purchase price.

🏠2. Legal Fees: You will need a lawyer to complete your transaction on a house. They don't work for free! You can easily spend around $1000 on a lawyer to get the job done. They also handle all of the disbursements such as registering the deed and that will incur extra costs as well.

💵3. Inspection Fees: It is always in your best interests to have your property inspected during to make sure there are no surprises. Budget for a home inspector at the minimum! You may also need a plumber, electrician, or another specialist depending on your property.

🏠4. Property Tax Adjustment: Often times, the property tax will be paid in advance for the property that you are purchasing. You may need to reimburse the seller for the taxes that are paid for in advance depending on the timing of when you purchase.

💵5. Fuel Adjustment: If the home has oil heating or a propane fireplace, you will need to pay for a full tank of fuel at closing. The cost of fuel will depend on the the market rate!

😎Take advantage of all the programs that can help you buy your first home! If it is your first time buying a home, there are many programs that the government has set up to give you a jumpstart to owning a home.

🏠1. Home Buyers' Plan: This allows you to withdraw up to $35,000 from your Registered Retirement Savings Plan (RRSP) to buy or build a home. The withdrawal is tax-free if repaid within the required timeframe.

💵2. First Home Savings Account (FSHA): A registered account that allows you to save for your first home with tax advantages. Contributions are tax-deductible, and withdrawals for buying or building a home are tax-free. The earlier you set this up the better!

🏠3. Down Payment Assistance Program: Specific to Nova Scotia, this program offers an interest-free loan of up to 5% of the purchase price of a home to help with the down payment. The loan is repayable over a 10-year period. To qualify, you must meet certain criteria, including having a credit rating of 650 or more, being pre-approved for an insured mortgage, and having a total household income of less than $145,000.

💵4. First-time Home Buyers' Rebate: Specific to Nova Scotia, the rebate amount is 18.75% of the provincial portion of the HST paid for the newly-built home, up to a total of $3,000. For a newly-built housing co-operative, the rebate amount is 1.31% of the purchase price of capital stock, up to a total of $3,000.

☕ 1. Amenities & Services: Look at all of the nearby amenities and available services that are important to you. How close is the nearest grocery store (or in my case, a Costco). How close are the hiking trails? What about healthcare facilities? How far is your favourite coffee shop? If you are too far from your ideal amenities and services, it affects your quality of life.

🚗 2. Daily Commute: Consider how your daily commute to work, school, or daycares will be affected. Don't forget to consider the traffic flow during your commuting times!

🏡 3. Community Vibes: This is an important factor that can affect your daily quality of life! Visit neighbourhoods at different times of the day to get a feel for the community and its atmosphere.

Location affects so many aspects of your life. It really can make the difference between having your dream home or having the dream home AND your dream life.
