📌 Deposit là khoản tiền thể hiện thiện chí mua nhà nghiêm túc của buyer.

Khoản này thường sẽ:
• được gửi vào trust account của brokerage
• được giữ cho tới closing day
• và sau đó được tính vào down payment/purchase price của căn nhà.

✨ Deposit ở Nova Scotia thường bao nhiêu?
Không có mức cố định, nhưng nhiều buyers thường deposit khoảng 1%–3% giá mua tùy giao dịch.

Ví dụ:
Nhà $500,000
• 1% = $5,000
• 2% = $10,000
Trong thị trường cạnh tranh hoặc multiple offers, deposit cao hơn đôi khi sẽ giúp offer nhìn “stronger” hơn trong mắt sellers.

⚠️ Ngoài ra, nếu buyers tự ý không hoàn tất giao dịch khi các điều kiện trong hợp đồng đã được đáp ứng, deposit có thể bị mất và thậm chí có khả năng phát sinh tranh chấp pháp lý.
