Do you find navigating the home buying process OVERWHELMING? It doesn’t have to be!
These are my top 5 Tips & Tricks:
1. Narrow your scope. First, think of the preferred boundaries you need to live within. i.e. How far are you willing to commute for work, do you need access to highways, that sort of thing.
2. Figure out your down payment. There are plenty of FREE apps out there that help you put away money each month. is my favourite.
3. Find an agent; once you have the first 2 steps figured out, finding an agent that is native to your search area is key 🔐. In Ontario we are currently experiencing the most climatic seller’s market. You need an agent that is extremely knowledgeable in housing prices for that exact radius. An out of town agent could end up costing you more in a bid war if they aren’t knowledgeable in that specific region. In addition, you want that agent to be experienced with negotiating - staying in touch and keeping good rapport with the seller’s agent is crucial for not paying more than you have to. 4. PRE-APPROVAL - if you found a realtor you trust, most likely they will know a mortgage advisor THEY trust. An advisor that they have personally leaned on to make sure transactions have run smoothly in the past. If they don’t trust any, question it. Question ever step of your process for that matter. This is one of your largest life purchases, you want it to work in YOUR favour and you want a team of people you can truly rely on.
