Hamilton secures $572M to accelerate infrastructure, housing growth
Hamilton is taking a significant step forward with $572 million in funding aimed at improving our city's roads, water, and wastewater infrastructure. This investment is designed to support much-needed new housing, and it's paired with a notable incentive: development charges on new homes will be waived for the next three years, potentially reducing building costs by as much as $100,442 per property. These changes could create meaningful opportunities for both homebuyers and developers. As someone who’s dedicated to guiding clients with up-to-date knowledge and a professional approach, I’m always watching how infrastructure investments like this can impact our local real estate market and help you navigate your options.

Ontario Tax Relief Spurs New Homes
Understanding the true cost behind a new home in Ontario often means looking beyond just bricks and mortar. Taxes and government charges have historically accounted for about 36% of the total price—meaning over a third of what buyers pay goes toward costs outside of core construction. With development charges alone surpassing $100,000 per single-family home in many areas, and total levies sometimes adding up to $200,000, affordability has been a real challenge for many families. Recently, a federal-provincial initiative enabled municipalities to tap into funding by reducing residential development charges by 30% to 50% (or more), provided these reductions were maintained for three years. The results have been encouraging: following the HST reduction, Ontario saw 8,400 new home sales in the first three months, compared to 3,600 during the same period in previous years. Making these HST rebates and lower development charges a permanent fixture could provide the certainty buyers, builders, and municipalities need to truly address affordability and boost housing supply. My approach is always rooted in providing you with clear, actionable information so you can make confident decisions in a market shaped by evolving policy.

Home affordability improves in 10 of 13 Canadian cities in July
Good news for home buyers: July saw improved affordability in 10 out of 13 major Canadian cities. With home prices dipping and mortgage rates easing a bit, the landscape is shifting. Even in markets like Vancouver, where the income needed for ownership dropped most significantly, opportunities are opening up. Discounted fixed-rate mortgages below 4% are still available, making it an opportune time to assess your options. Drawing on my experience and up-to-date market knowledge, I’m here to help you navigate these changes with confidence.

Hamilton, Vaughan Cut Development Charges In $1.27B Funding Deal
Hamilton and Vaughan are making strategic moves to address housing needs. Hamilton is set to receive up to $572 million, and Vaughan up to $697.2 million, through infrastructure funding tied to reducing residential development charges. This approach aims to lower costs for builders, unlock thousands of new homes, and ensure crucial upgrades to roads and other infrastructure. Staying informed about these developments is key for anyone considering property opportunities in these areas. My focus is always on guiding clients with the latest insights and a deep understanding of how local policy shifts can impact real estate decisions.

Hamilton Ordered to Expand Urban Boundary
A recent provincial tribunal decision means Hamilton will expand its urban boundary by 1,600 hectares to meet residential growth needs over the next thirty years—overturning the city's previous freeze on expansion. This ruling aims to balance the demand for new housing with the city's ongoing focus on higher-density and missing-middle homes within existing neighborhoods. Areas like Elfrida, White Church Road east of Mount Hope, and Twenty Road West near the airport are now under consideration for this growth, with projections of up to 15,000 new residents in the approximately 1,000-hectare Elfrida area alone. Naturally, this raises important questions about infrastructure and how development charges will be used to support these changes. The exact locations are still pending a second phase of hearings, and even after those decisions, the process of subdivision, rezoning, and securing approvals will take time before any construction begins. As someone dedicated to guiding clients through evolving real estate landscapes, I’m closely following how these changes may shape future opportunities across Hamilton.

Falling home prices drive record 10th straight quarter of affordability gains
We've now seen housing affordability improve for the 10th consecutive quarter—a record streak largely due to falling home prices balancing out higher mortgage rates. Currently, average payments sit at 51.1% of median income. Vancouver continues to challenge buyers as the least affordable market. Looking ahead, whether affordability continues to improve will depend on steady income growth and keeping home price increases in check. As always, I draw on my experience to help clients navigate these changing conditions with confidence.

Hamilton: 10 Straight Quarters of Affordability Gains
Hamilton has now marked 10 straight quarters of improving affordability—a trend worth noting for anyone keeping an eye on our local market. In Late-Q2 2026, the city was one of just six covered markets where affordability improved, thanks to home prices easing off even as mortgage rates edged up a bit. Still, it’s important to recognize that the typical mortgage payment in Hamilton was about 58% of median income at that time. That’s a step in the right direction, but affordability remains stretched compared to what we’ve historically seen here—over 14 percentage points above Hamilton’s long-term average. So, while recent gains have offered some relief, we’re still not back to where things used to be in terms of local buying power. Looking forward, the bank doesn’t anticipate mortgage rates will provide additional relief, so the real drivers for affordability will likely be income growth and keeping home price increases in check. As always, I’m committed to sharing insights based on experience and knowledge, so you can stay well informed about these important shifts in our market.
