6 showings. One day. And somehow, we have still not found “the one”.

A lot of the fear comes from not knowing where to start. You hear “housing market” and immediately assume it’s not for you yet. But what often holds people back isn’t their income. It’s not having a clear plan.

Here’s what a lot of first-time buyers don’t realize:
✔️ You may not need 20% down. In Canada, the minimum down payment starts at 5% on qualifying homes.
✔️ There are programs designed for first-time buyers, like the First Home Savings Account (FHSA) and Ontario’s land transfer tax refund for first-time buyers.
✔️ Getting pre-approved early shows you exactly where you stand, so you’re working with real numbers, not guesses.
✔️ You don’t have to figure it out alone.
