That purple blob on my thermal camera? Not nothing.

I flagged this spot during an inspection, and a moisture meter confirmed it. Active leak. Behind a surface that looked completely fine.

Caught early, a leak is a repair. Left alone, it’s mould, rot, and a much bigger bill.

Happy Monday! I thought I’d start the week with a little positivity.

As home inspectors, we’re wired to expect the worst and hope for the best.

Sometimes I forget to give credit where credit is due.

When I inspected this century home a few weeks back, I was bracing myself for a whole load of electrical issues.

But I was pleasantly surprised to find a clean, organized panel. And the best part was the ESA sticker right on it.

For anyone who doesn’t know what that means: ESA stands for the Electrical Safety Authority. That sticker tells me the work was done with permits and inspected by a licensed authority. That’s exactly what we want to see.

Sometimes this job reminds you that there are homeowners out there doing things the right way.

As inspectors, it’s easy to get caught up in everything that’s wrong. But every once in a while, something like this brings you right back to the good.

Lot grading gets most of the attention, but patios and walkways around your home are just as important.

Water always follows the path of least resistance. Even small gaps along the foundation can become a direct route for it to travel downward.

Heaved or shifted interlock can also change drainage patterns, turning what used to shed water away from the house into an area that holds or directs water toward it.

It’s worth checking a few key things: seal the joint where concrete meets the foundation, make sure all surfaces slope away from the home, and watch for any movement that could alter drainage over time.

These small details can prevent major water issues down the road…and it’s exactly why a home inspection goes far beyond just the interior.

My inspector senses were tingling before I even turned on the taps at this sink….a pile of rags are always a dead giveaway!

I inspect every sink in a house. No exceptions. And this is why. More times than not, I’ll find an active leak that will need to be repaired.

Even a slow drip can lead to:

• Rotted cabinet floors and subfloor damage
• Mold growing in the dark behind walls long before you see it
• A repair bill that goes from cheap to very expensive

Great question!!! And one I get asked a lot.

I’m based in Simcoe County, but I don’t have a hard boundary on where I’ll go. I was born and raised in Timmins. We’d think nothing of a three-hour trip south just for dinner at Red Lobster. So distance doesn’t scare me!
I do charge a travel fee for anything over 80 km (because, gas prices), but if you’re anywhere south of me, I will absolutely make the trip. Don’t let my location stop you from reaching out!
