Ever wonder what home inspectors are looking for when they climb into an attic?
It's one of those places that homeowners rarely venture into, and there could be a lot of things lurking up there.
Here are a few things I'm looking for:
- roof leaks and water stains
- mould or rot
- animal intruders (mice love attics!)
- Sketchy DIY electrical work
- insulation type and R-value

Clogged gutters….one of the most common things I see on inspections.
Got trees near your house? Clean those gutters. At least twice a year. That’s it. That’s the tip.

Water doesn’t care about your home. It’ll find every crack, every gap, every weak spot — and it will get in.

In this case, pine needles are packed into the gutters and sitting on the cedar shingles. The result: rot that didn’t have to happen.

It’s such an easy fix. Don’t let it become an expensive one.

With all this heavy rain, your sump pump is your home’s first line of defense against flooding. But here’s the thing…it only works if it’s actually working!

Too often, I see sump pumps that haven’t been tested in months (or years 😬). During heavy rainfall, that’s when they’re under the most stress. And that’s when failures could happen.

If you have a sump pump, make sure it’s running as it should. Also a good time to check if any repairs are needed, like the lid on this one!

It’s that time of year! 🦝

Spotted this during a recent inspection — a raccoon had pried back the soffit and made itself right at home in the attic.

There was evidence that this has happened before! This is exactly why a thorough exterior inspection matters.
Raccoons can make a real mess in the attic…damaged insulation and wiring, not to mention the mangled soffit!

Most homeowners are diligent about replacing their furnace filter — but if your home is equipped with an HRV (Heat Recovery Ventilator), those filters require regular maintenance too.

During inspections, I frequently find HRV filters that are heavily soiled or overdue for cleaning.

Clogged filters can restrict airflow, reduce system efficiency, and contribute to the circulation of dust and allergens throughout the home. Imagine breathing all that in!

Routine cleaning or replacement helps ensure the system operates as intended and supports healthy indoor air quality.
