š« WHY YOU SHOULDNāT USE A REALTOR
..said no one who actually ran the numbers. š
Hereās the thing- ājust sell it yourself and save the commissionā sounds great in theory. But the data tells a different story.
Research out of the Toronto area shows FSBO homes commonly selling 4-9% lower than comparable agent-listed properties- with a benchmark price of $684,300 for a single family home in Kamloops (June 2026) thatās $27,000-$62,000!
Once you factor in pricing accuracy, buyer-agent visibility, and negotiation leverage, on an average-priced home, that gap alone can outweigh the commission you were trying to save (nevermind having to coordinate the showings yourself, figure out the paperwork etc...).
So why the gap? A few reasons āgoing it aloneā tends to cost more than it saves:
š MLS exposure- Most buyers (and their agents) search MLS first. FSBO listings often miss that traffic entirely.
š Pricing accuracy- Agents use real-time comparable sales data and market trends. Overpricing kills showings; underpricing costs you real equity.
š Negotiation experience- Buyerās agents negotiate for a living. Going up against one without your own representation is rarely a fair fight.
š Paperwork & liability- Contracts, disclosures, financing conditions, deadlines ā one missed detail can cost you the deal or expose you to legal risk after closing.
The commission youāre trying to save often costs less than the value a skilled agent brings to the table- in price, in protection, and in peace of mind.
