House hunting is basically dating with higher stakes.

Some houses look amazing online and give you the ick the second you walk in.

Some aren’t your usual “type” but actually end up being perfect for you.

The right house usually has a few compromises. The key is making sure they’re the kind you won’t resent six months from now.
That’s where having someone in your corner helps.

New construction is looking pretty attractive right now.

With major incentives, newly built homes are giving resales a serious run for their money.

So yes, I definitely think a new build is worth considering.

But when I’m helping a buyer compare new construction to resale, I always look beyond just the purchase price.

Does the new build still need a fence? Backyard landscaping? Blinds? A fridge, washer, and dryer?

Those extra costs don’t automatically make a new build the wrong choice, but they do need to be factored into the budget. I’d much rather you know about them upfront than discover them one Home Depot run at a time!

The best deal isn’t just the house with the lowest price tag—it’s the one that makes the most sense once we look at the whole picture.

But when you call the listing sign or click “Contact Agent”, you connect to someone who isn’t representing you and doesn’t know your goals.
