October in Kelowna is one of my favourite times of year. ๐Ÿ‚

The vineyards are changing colour, harvest season is underway, the temperatures are cooling off, and thereโ€™s still plenty happening around the city.

A few things to have on your radar this month:

๐Ÿท Fall w**e and harvest season throughout the Okanagan
๐ŸŽจ Arts, culture and live music around Kelowna
๐ŸŽƒ Pumpkin patches, corn mazes and Halloween events later in the month
โ›ธ๏ธ Skate Canada International arrives at Prospera Place at the end of October

And, of course, sometimes the best fall plans are the simple ones โ€” a walk through the changing leaves, a w**ery afternoon, or enjoying a quieter day by the lake.

What are you looking forward to most this October? ๐Ÿ

Today, on the National Day for Truth and Reconciliation, we honour the children who never returned home, the Survivors of residential schools, and their families and communities.

It is a day to listen, learn, reflect and acknowledge the lasting impacts of the residential school system.

Every Child Matters. ๐Ÿงก

Cooler Okanagan nights are starting to creep in ๐Ÿ‚ โ€” which makes September a good time to get a few home-maintenance jobs out of the way before winter arrives.

A few things worth checking:

๐Ÿ Clean gutters and downspouts
๐Ÿšฟ Disconnect and drain outdoor hoses
๐Ÿ”ฅ Have your furnace and heating system checked
๐ŸชŸ Check windows and doors for drafts
๐Ÿ  Take a look at your roof before snow arrives
๐ŸŒฟ Tidy up landscaping and prepare irrigation for colder weather
๐Ÿšจ Test smoke and carbon monoxide detectors

A little preventative maintenance now can help avoid much bigger headaches once the temperature drops.

And if you're thinking about selling this fall or winter, keeping up with seasonal maintenance also helps show buyers that your home has been well cared for. ๐Ÿก

Save this one for your fall home-maintenance checklist. ๐Ÿ‚

๐Ÿก Thinking about buying a home? One of the best things you can do before you start seriously house hunting is get pre-approved for your mortgage.

It gives you a much clearer picture of what you can comfortably afford โ€” and helps us focus your search on homes that actually make sense for you.

A pre-approval can also help you:

๐Ÿ’ฐ Understand your realistic price range
๐Ÿ“Š Get an idea of your monthly payments
๐Ÿ”‘ Be prepared when the right home comes along
๐Ÿ“ Make a stronger, more informed offer
โฐ Avoid scrambling to arrange financing once you've found the one

And remember: the maximum amount you're approved for doesn't necessarily have to be your budget. Your mortgage should still fit comfortably with the rest of your life.

If buying a home in Kelowna or the Okanagan is on your radar, I'm happy to help you figure out the first steps โ€” even if you're not quite ready to start looking yet. ๐Ÿ˜Š

September in the Okanagan might be one of my favourite times of year. ๐Ÿ‚โ˜€๏ธ

The days can still feel like summer, but the evenings are cooler, the crowds start to thin out, and you can feel fall slowly settling in.

Itโ€™s the kind of weather where you can spend the afternoon at a w**ery or out on the trails, then actually want a sweater by dinner. ๐Ÿ˜Š

And before long, the vineyards and hillsides start changing colour โ€” one of the prettiest times to be in the Okanagan.

Are you hanging onto summer as long as possible, or are you ready for fall? ๐Ÿ

๐Ÿก What do buyers notice first when they walk into a home?

Itโ€™s often not the expensive renovation or the brand-new appliances.

Buyers tend to notice the overall feeling of a home first โ€” and little things can make a surprisingly big difference.

โœจ A clean, welcoming entrance
โ˜€๏ธ Bright rooms and natural light
๐Ÿงน Clean, uncluttered spaces
๐Ÿ‘ƒ How the home smells
๐ŸŒฟ Curb appeal and exterior maintenance
๐Ÿ”ง Small repairs that have been left unfinished

The goal isnโ€™t to make your home perfect. Itโ€™s to help buyers walk in and immediately feel that the home has been well cared for โ€” and give them room to picture themselves living there.

Thinking about selling? A little preparation before you list can go a long way. Iโ€™m always happy to walk through a home and help identify whatโ€™s worth doing โ€” and what you can skip. ๐Ÿ˜Š

๐ŸŽจ Culture Days are here!

Starting September 18, Culture Days brings communities together through arts, culture and creativity, with events and activities happening throughout the Okanagan.

Itโ€™s a great excuse to discover something new, support local artists and experience some of the creativity that makes our community such a great place to live. ๐ŸŽญโœจ

Have you checked out any of the Culture Days events happening around the Okanagan this year?

๐Ÿก Neighbourhood Spotlight: Black Mountain

If youโ€™re looking for beautiful views, outdoor space and a quieter residential feel while still being close to Kelowna, Black Mountain is definitely worth a look. โ›ฐ๏ธ

The neighbourhood offers a mix of established homes and newer developments, plenty of trails and green space, and of course, Black Mountain Golf Club right in the community. Youโ€™re also only a short drive from shopping, schools, the airport and downtown Kelowna.

One thing I love about Black Mountain is that different pockets can feel quite different โ€” views, elevation, lot sizes and home styles can vary from street to street.

Thinking about buying in Black Mountain? Iโ€™d be happy to help you figure out which area might be the best fit. ๐Ÿฆ‹

๐Ÿ‚ Is fall a good time to buy a home in Kelowna?

It certainly can be โ€” but not simply because the calendar says September.

As the spring and summer rush eases, buyers can sometimes find themselves with less competition, more time to consider a property and potentially more room to negotiate.

There are trade-offs, too. Inventory can become more limited as we move further into fall, and a well-priced home in a desirable neighbourhood can still attract plenty of attention.

One benefit that doesn't get talked about as much? Seeing a home outside of perfect summer conditions. Cooler or wetter weather can give you a different perspective on things like drainage, natural light, heating and how the property actually feels as the seasons change. ๐Ÿ‚

Ultimately, I don't think there's one universally โ€œbestโ€ time to buy.

The right time is when the home, your finances and your plans all make sense together.

Thinking about buying in Kelowna or the Okanagan? I'm always happy to talk through what the current market looks like for your price point and property type โ€” no pressure.

๐ŸŽถ Denim on the Diamond is back in Kelowna!

One of Kelownaโ€™s biggest music weekends is happening September 11โ€“13, bringing three days of live music and a whole lot of energy to the city. ๐Ÿค ๐ŸŽธ

Whether youโ€™re heading out for the full weekend or just catching one night, itโ€™s another great excuse to get out and enjoy September in the Okanagan.

Anyone going this year? ๐Ÿ‘‡
