Before looking at a single property, these are the four questions I'd ask first.

What have you saved for a down payment and closing costs? Have you had a first chat with a mortgage pro? Can you work out what a place leaves you each month? And is there money set aside for the repair or the empty month that will come up at some point?

I turned them into a short self-assessment: seven questions, about two minutes, and you get a plain read on where you stand today and one next step. It's at jarrettburton.com/first-rental, and the link's in my bio too.

Everyone's situation is different, so take it as a starting point.

Last week I ran the numbers on a duplex here in Kingston. This time I used the same house to explain cap rate.

In plain words, it's a quick way to compare rentals: what a place makes in a year after its costs, compared with what it cost to buy.

On that duplex it works out to about 5.6%. The rents bring in about $47,400 a year, the costs come to about $15,000, and the price was $575,000.

It leaves the mortgage out, so it's for comparing one place with another. It won't tell you what's left over each month.

Save this for the next time you see a cap rate on a listing.

Just an example, and your numbers will be different. The formula and sources are on the slides.

A lot of people still think of home prices the way they were during COVID. Here's where the Kingston area was at the peak, and where it is now.

At the peak in February 2022, the average home sold for about $723,000, and there were so few listings they'd have been gone in about three weeks. This August the average was about $613,000, with close to six months' worth of homes for sale.

So what a home sold for in early 2022 isn't a guide to what it would sell for today. And for a buyer, there's more to choose from and more time to decide.

If you bought or sold in those years, what do you remember about it?

The sources are on the slides.

If you rent out a unit in Ontario, a few things changed last month. Here's what I noticed.

Four rule changes took effect on September 21: a shorter notice period for unpaid rent, a set definition of persistently late rent, a new step before a non-payment hearing, and a second option when a landlord is moving in themselves.

Most of it comes down to timelines and paperwork. A landlord still needs an order from the Landlord and Tenant Board to evict a tenant.

Send this to someone who rents out a unit, or is thinking about it.

This is general information, not legal advice, so talk to a paralegal or lawyer about your own situation. The source is on the slides.

This time I ran the numbers on a duplex: an older Kingston house with a 2-bedroom upstairs and a 1-bedroom downstairs, at about $575,000 with 20% down.

With both units rented, it brings in about $3,950 a month. After the mortgage, property tax, insurance, repairs and a vacancy allowance, it comes out close to even on paper. About $9,400 of the mortgage still gets paid down in the first year, but there isn't much room if a furnace goes or a unit sits empty longer.

Living upstairs and renting out the downstairs changes things. Your cost to live there comes to about $1,960 a month, compared with about $2,270 for a typical 2-bedroom rental in Kingston.

Would you rent out both units, or live in one?

In my last post, a typical 3-bedroom townhouse here in Kingston came up about $465 short a month as a rental. So I ran it again with a different plan: living in it.

You take one bedroom and rent out the other two. On paper, your cost to live there comes to about $1,190 a month. A 1-bedroom in Kingston rents for about $1,850, and you'd be paying down your own mortgage along the way.

It's not for everyone. You're sharing your home, and renting rooms comes with its own rules and responsibilities.

Would you live with roommates to get your first property?

Just an example, and your numbers will be different. The assumptions and sources are on the slides.

I ran the numbers on a typical 3-bedroom townhouse here in Kingston as a rental. On paper, it comes up about $465 short every month.

That doesn't mean a first rental can't work here. It just means the plan matters more than the address. Negotiating a lower price, adding a legal second unit, or living in part of it can change things a lot.

Save this for when you start looking at a place of your own.

Just an example, and your numbers will be different. The assumptions and sources are in the video.

This is the part of real estate I enjoy most: the investing side.

I like crunching the numbers, setting clear criteria, and doing the digging to find properties that actually fit. Most don't, and that's part of it.

On this page I share what I'm learning, with property examples and the numbers laid out.

If a property ever catches your eye and you want to talk it through, send me a message. Always happy to.

Nothing better than playing the game I love when it supports a great cause.

On November 13th, I'm lacing them up for Hockey Helps the Homeless here in Kingston. Every dollar raised stays local and goes to people in our community who need a safe place to call home.

If you're able to support, you can donate here: https://rem.ax/HHTH
