One of the most common challenges in condominium communities today isn’t a lack of communication - it’s a lack of engagement with the tools available.

Most communities now have dedicated platforms designed to streamline updates, track requests, and ensure everyone has access to the same information. But those systems only work if residents and owners actually log in and use them.

When less than half a community is connected, it creates:
• gaps in communication
• repeated follow-ups
• delays in response times
• and ultimately, frustration on all sides

These systems aren’t put in place to make things more complicated - they’re there to create consistency, transparency, and efficiency for everyone.

📌 If your community has a portal or communication platform, take a few minutes to get set up. It makes a bigger difference than you might think.

As the weather warms up, we naturally see more children out playing in our communities.

It’s a great sign of a vibrant neighbourhood - but it also means we all need to be a little more mindful.

📌 Friendly reminders:
• reduce speed in parking areas
• stay alert when driving through the community
• watch for children between parked vehicles

This should go without saying… but parents/caregivers, please ensure you supervise your children at all times.

A little extra caution goes a long way in keeping everyone safe.

Spring is one of the most important times of year for building maintenance.

After months of winter conditions, small issues can quickly turn into costly repairs if left unchecked.

Seasonal maintenance helps:
• identify damage early
• improve building performance
• extend the life of key components

📌 A proactive approach now helps avoid reactive costs later.

Lint buildup restricts airflow and can quickly become a fire hazard if not addressed.

Simple steps make a big difference:

• clean your lint trap after every use
• schedule periodic vent cleaning
• report any overheating or burning smells immediately

📌 Preventative maintenance isn’t just about upkeep - it’s about safety.

In condominium communities, most issues don’t start as major problems - they start as small misunderstandings.

Over time, I’ve seen how much of a difference clear, timely, and respectful communication can make. It builds trust, prevents escalation, and helps resolve things before they become bigger than they need to be.

It’s not always about having all the answers right away - sometimes it’s as simple as acknowledging, setting expectations, and following through.

Good communication isn’t just a “nice to have” in this industry - it’s foundational to how well a community functions.

I’m proud to share that I have an article featured in the Spring edition of CM Magazine by ACMO (page 50).

This piece touches on an area I believe deserves more attention in our industry - the human side of condominium management, including the mental load managers carry and the importance of sustainable, service-focused practices.

Condo management isn’t just operations, it’s people, relationships, and responsibility.

Grateful to be part of this issue and the broader conversation.

This winter has tested everyone - residents, boards, managers, and snow crews alike.

When sidewalks aren’t safe and parking is buried, frustration is real. But what’s often missing from the conversation is perspective.

I recently wrote about winter maintenance through four different lenses: the owner, the board, the manager, and the contractor - and why this winter feels especially hard.

❄️ Winter management isn’t just about snow. It’s about people, systems, and expectations.

Ontario is experiencing a road salt shortage this winter - and yes, it’s impacting snow and ice management across the province.

With higher-than-normal demand early in the season, snow crews are having to stretch supplies while still keeping communities safe. That’s why you may see more plowing, careful salting, and creative approaches to ice control.

Winter maintenance is part science, part logistics - and part weather roulette.

Some days I use this space to share articles, legislation updates, or reflections on condominium management.

Today, I’m just checking in as me.

As I continue to build Niven Condo Management Inc., I’m being very intentional about growth. I’ve created the capacity to properly support a small number of condominium communities, and at the moment, I do have room to onboard one more corporation.

I’ve learned (sometimes the hard way) that the best work happens when managers aren’t stretched too thin - when there’s time to be present, responsive, and thoughtful. That’s the approach I’m committed to.

If you’re a board member, professional, or simply part of this community and know of a condominium looking for a more hands-on, people-first management style, I’m always happy to have a conversation.

No hard pitch - just letting the community know I’m here, engaged, and ready.

A note to condo Boards and Directors:

We intentionally manage a limited number of communities so we can be truly present, responsive, and proactive for each one.

If your condominium is considering a change in 2026, We'd be happy to have a conversation - no pressure, just a chance to see if we’re the right fit.
