Central Alberta residential MLS sales in the first two weeks of August were up 1.5% compared to the same time in July, while up almost 15% compared to the same time in August 2024. Meanwhile, the number of active listings was up 2.45% compared to the same time July and up 8.2% compared to August 2024. The relationship between demand and supply hasn’t varied substantially since Covid and there aren’t many signs that things will change in central Alberta.

Most central Alberta communities continue to experience low inventory levels, especially in the under $500,000 price ranges. In the lower price ranges, the ratio of demand to supply is virtually 100% with almost every property listed selling in just in few days.

There are two occurrences that could change that landscape: population decrease by people leaving Alberta or more new construction. Neither one is likely to happen. New home construction in Alberta is at record levels this year, but still not high enough to substantially alter the imbalance between supply and demand, and certainly not enough in the “affordable” price range.
