People often ask, “How do you find exceptional deals? The answer isn’t luck. It’s strategy, research, and patience.

When clients put their trust in me, I don’t rely solely on automated MLS searches. I personally handpick properties that match their goals and spend time researching where I believe there is genuine opportunity.

I look beyond the photos and price. I study seller motivation, days on market, estate sales, market trends, and situations where strong negotiations may be possible.

For these buyers, we even explored court-ordered sales. However, they weren’t comfortable with the additional complexities that can come with those transactions. My answer was simple - Why buy a court-ordered sale if we can secure a similar opportunity through a regular sale?

So we focused on finding exactly that. We shortlisted this property and made our first offer. After several rounds of negotiations, the deal fell apart.

Most agents or buyers would have moved on. We didn’t and I stayed in touch with the listing agent, continued monitoring the property’s situation, watched the market closely, and waited patiently for the right opportunity.

When the timing was right, we made another move.
