One of the most common questions we're hearing right now is: "How's the market?"

The answer depends on the price range.

• Homes priced above $1M are generally experiencing buyer's market conditions
• Properties under $600K continue to see stronger demand and seller-friendly activity
• Year-to-date, listings are down 3% and sales are down 7%
• Inventory remains balanced at approximately 5 months of supply
• Average sale prices have remained remarkably steady, sitting in the mid-$500,000 range

What does this mean for you?

Today's market feels much more balanced than the fast-paced COVID-era market. Buyers have more time to make informed decisions and can often include conditions that protect their interests, while sellers who price appropriately and present their homes well are still achieving strong results.

Our take:

This may not be the most dramatic market we've seen, but it continues to offer opportunities for both buyers and sellers.
