Spring is here (I think?) and that means it's time to check a few things if you own a home.

Winter can leave its mark in a few different ways on a home, and spring is a great time to get those things taken care of. There's also a few things you can do before the summer sun comes out to ensure your home will perform at its best for the season.

Reach out if you have any questions about the condition of your home, or if you're looking to buy and want to better understand your purchase.

I look forward to hearing from you!

Winter has its moments, but it can drag on, and your home feels the same way about it. Taking some time to do some winter maintenance can save you from having to take care of some repairs come spring time (hopefully!).

Always keep in mind, all the snow that's out there has to go somewhere when it melts, and you want to do everything you can to make sure it doesn't end up in your basement.

If you're thinking of buying or selling a home, consider an inspection to catch these, and other items, and make you aware of possible improvements.

Reach out, or visit our website to book an inspection.

Aluminum wiring can be a red flag for insurance companies. It was used in many homes built in the mid 60's to late 70's. Aluminum was a cheaper alternative to copper.

The problem with aluminum wiring is that as it expands and contracts due to changing temperatures, it is prone to break, particularly where it is wrapped around terminals.

Pictured above is a wire that has done just that. This poses a risk because it could arc and start a fire.

But don't worry!

Having a qualified electrician install copper pigtails is a good solution to the problem. Using the proper materials can ensure your home is safe moving forward.

A full rewire of the home is also an option, though much more costly and invasive.

Heavier gauge aluminum wire is, on the other hand, acceptable and safe. If it is aluminum service to the house, or used to deliver power to an electric oven, this is ok. It is still a good idea to inform your insurance company.

A qualified home inspector will inform you of the type of wiring used in your home.

Yes, a home inspection on a new build is a great idea. No home is perfect, and it's good to be made aware of potential weak spots or defects.

If a new build has defects, does that mean the builder can't be trusted?

Not at all!

A jobsite is a busy place with a lot going on, and little things can slip past those in charge. Having a second set of eyes on the home to potentially find these can save the home buyer some headaches and money down the road.

Pictured above is a roof vent in a new build that did not line up with the hole cut in the sheathing. This would restrict air flow, and could lead to such things as ice damming or mold. Attics need to be properly ventilated so that the home can function to its fullest potential.

This was a defect that was easily fixed by the builder, but may have gone unnoticed for many years without a home inspection.
