In Southlands, Galway, and Mount Pearl, the small details matter. A home on one street can feel more desirable than the same home a few turns away, just because of how buyers already view the area.

That is why pricing is never just about the house. It is about the street, the feel, and the story buyers think they are walking into.

Construction dust hides the flaws you sign off on.

I've stood in a lot of pre-delivery inspections. The buyer walks the home, sees nothing wrong, signs the form.

Weeks later, the scratches show up. Paint defects. Flooring marks.

They didn't necessarily miss them. Some may not have been visible in the first place.

Here's the part that doesn't always get explained before the walkthrough: the home you're inspecting might not be in its final condition yet. Trades still finishing. Cleaning not done. You're being asked to evaluate something that's still becoming a home.

Nobody's hiding anything. The construction schedule just doesn't always line up with your PDI date.

And that's really the issue: timing.

Four things to ask before your PDI gets scheduled:

Has the home been professionally cleaned?

Are all trades finished?

Will any work continue after possession?

How are post-possession deficiencies handled?

If the answers tell you the home won't be in final condition, ask to reschedule. Sometimes you can.

And if you can't, note it on the PDI form: dust or unfinished work limited what you could reasonably assess.

That note matters later.

Finding something after possession isn't a failure. Your warranty is still working. The process has simply moved to its next step.

Hey, you! Broad market averages can hide the thing that actually sells a home on your street.

A street with steady demand, a newer build mix, or a better fit for local buyers can behave very differently from the wider area. That is why pricing from generic averages can miss the mark.

When I look at a home in Southlands, Galway, or Mount Pearl, I look at the street first, then the broader market.
