🦈 August Market Update: Signs of a Buyer’s Market

Summer is historically a little quieter in real estate, and this August was no exception. But according to LSTAR, sales activity was actually on par with the past four years.

The bigger story? The numbers are showing signs of a buyer’s market.

📊Sales-to-New Listings Ratio
August: 37.5%
July: 44.5%
A ratio between 45%–65% is considered a balanced market, according to CREA.

🏡 Average Sale Price across LSTAR: $590,550

A couple of areas saw a month-over-month increase:
📍 London East: $489,735 ↑ from $456,416
📍 St. Thomas: $557,485 ↑ from $500,819

So, what does this mean?

For buyers, there may be more room to negotiate and more opportunity to take your time and make a thoughtful decision.

For sellers, it’s a reminder that pricing, presentation and strategy matter in a market where buyers have more choice.

And with housing affordability expected to remain a major issue in the 2026 municipal elections, the conversation around creating more housing and improving affordability is only getting bigger.
