In a Buyer’s Market, having a happy Seller can be a very rare thing for some. My seller client, pictured here, is extremely happy that her home sold in record time and for an above-average price (when considering the comparable sales).

Selling one’s home always brings a mixture of emotions: excitement, relief, sadness… after living here for 15 years I’m sure my client is feeling all the things but mostly ecstatic for new beginnings. She put her SOLD sticker up with confidence.

This was a HOT property. Dozens of showings and ultimately multiple offers (six to be exact). We knew people would love the large lot, location, secondary suite, and beautiful outdoor space. But the strategy began with a competitive price, which is essential in this market. To overprice is to kill a listing’s potential, no matter how nice it is. We priced it right at market value after doing a ton of research on price. And the buyers showed up. I was there at every single showing, which I believe makes a difference because I can point out things that buyers might miss and answer questions in real time.

Congratulations to the Sellers and to the buyers. This was a win/win, which is how it always should be.

I almost forgot International Dog Day! 🐕

Our little girl named Princess Leia is 3 years old and she is SO good with kids and friendly to all. She’s a funny spirit who heard me a block away from our house doing a photo shoot and she cried until Matt brought her over. She just had to be a part of the fun!

This will impact traffic in West Maple Ridge!

Update: dates extended

From Monday August 24 to Tuesday, September 1 TransLink crews will be closing various northbound lanes on Golden Ears Way at the 201 Street on-ramp. This closure is required to conduct maintenance work on the expansion joint between the approach and bridge structure.

Driver Impacts: Up to two of three lanes on the 201 Street on ramp will be closed at a time. Expect peak hour delays of up to 30 minutes. Drivers are advised to plan ahead or take alternate routes if possible.

Transit Impacts: Customers on Route 595 may experience some minor delays. Please plan ahead.

Pedestrian/Cycling Impacts: No anticipated impacts.

My detached listings are receiving many showing requests this week. One of my listings was just posted on Monday and two Realtors have said their clients will offer and they haven’t even seen the property yet!

Summer inventory is low. And the buyers are still out there. I know many people are planning on listing in the Fall but you might want to hurry up and list in the summer! Less competition to sell against.

When I was a newer Realtor, another Realtor told me that I’m going to get my time wasted a lot because they learned I talked my buyer out of purchasing a home. They thought I should have just allowed the sale to go through. I thought long and hard about that. And I decided that I don’t care because this is just how I am and I don’t want to be any other type of way. I knew that clients would choose me because I AM like this, as opposed to someone who just wants to get a sale done as soon as possible.

I will straight-out tell my buyer clients, “I don’t think this is right for you”, and I’ll explain why. It’s not my job to persuade clients into buying homes. It IS my job to be a real estate consultant and advisor. I work for my clients’ best interests at all times, not my own. I’ve spent months and even YEARS helping people find the perfect property. Some Realtors reading this might laugh at that. But I don’t care. It’s my client’s investment and they are going to have to live there, not me. It HAS to be right. For them.

The result of doing a great job for someone and having integrity is repeat business and referrals. This is how I choose to conduct my business. And maybe that means I will never do 100+ sales a year like other Realtors. But I’m honestly okay with that.

This is a recent market summary posted by our GV Real Estate Board (based on stats from July 2026). This is for all of Greater Vancouver.

In Maple Ridge, inventory is definitely lower. Well-priced homes are selling. The bottom line is that if your listing is overpriced, you won’t be selling.

Apartments are definitely feeling the market downturn the most. But I’m still seeing apartment sales daily! It’s really important to price your property sharp and make sure that it stands out by having your home staged, photographed by a professional, and marketed properly.
