Pitt Meadows Market Update – April 2026
April brought more homes for sale to the detached and townhome market here in Pitt Meadows, giving buyers more options to choose from and a bit more time to make decisions.
Homes that are well cared for, beautifully presented and priced appropriately are still the ones that are moving.
🏡 Detached Homes
We saw 10 sales this month (up from 9 in March), with 71 active listings, which is a nice increase in selection for buyers. The benchmark price moved down to $1,218,200 from $1,242,100 in March.
🏘️ Townhomes
There were 8 sales in April (down from 13 in March), with 46 active listings. This increase in choice has led to a steadier pace for townhomes and the benchmark price moved down to $779,700 from last month’s $789,600.
🏢 Condos
Condos were the most active property type in April with 12 sales (up from 8 in March). Interestingly, while there were more detached and townhome listings, condo inventory actually decreased to 29 active listings. The benchmark price moved down to $546,100 from $559,300 in March.

The market in Pitt Meadows is becoming more balanced, though each home type is behaving a little differently. With more to choose from in several areas, buyers have more choice and sellers need to be more strategic about how they come to market. Some homes are selling quickly, while others are taking more time to find the right match. This is where preparation and a careful eye for detail really matter.
