Ontario’s rental rules are changing effective September 21, 2026 — and both landlords and tenants should be aware of what’s ahead.

The changes include a shorter N4 notice period for non-payment of rent, new rules addressing persistent late payments, updates affecting N12 landlord/buyer own-use applications, new requirements around non-payment hearings, and additional reporting obligations for renovictions.

For landlords, understanding the new timelines and documentation requirements will be especially important when managing a tenancy or preparing an application before the Landlord and Tenant Board.
