Toronto housing starts rose 25% year-over-year in June—but the details matter.

According to CMHC, the increase was mainly driven by condos and other multi-unit developments. This does not necessarily mean the entire market has recovered, as many of these projects were planned or sold several years ago.

Meanwhile, Canada’s overall housing-start trend declined 2.8% from May, and actual starts in larger urban centres were down 13% year-over-year.

Toronto is seeing more future condo supply, while detached and low-density housing remains comparatively limited.
