Love good news! Did a pre list inspection before my clients put their home on the market and found vermiculite in the attic. Sent it off for analysis and it tested negative for asbestos (tremolite). This could've been an over $10,000 remediation! Hats off to Pro Lab for getting us the results back in 2 days! Cheers!

On my way home from Inspections I got a call from a home owner that noticed a wet carpet while doing renovations and asked if I could stop by to ascertain as to where this leak under the window was coming from. It actually came from the mortar joint on the exterior window sill. Every winter water will soak into these connections and break it up through frost expansion.You need to caulk over these connections. Builders aren't required to do it. This slowly leaked over 24 years.

SIX DOUBLE TAPS!!! Two wires in one breaker x 6. ⚡🔥👎. This can cause overheating breakers, arching and tripping breakers. Lots of issues in this DIY basement points to unprofessional work. Loose receptacles, lights flickering, reverse polarity receptacles, waste cleanouts drywalled over etc etc etc... Any experienced, seasoned Home Inspector can peg a diy basement as soon as we step off the last step. If you want your basement finished make sure to hire professionals or it could actually end up costing you even more in the long run.

First inspection of the day. I often come across windows with broken thermal seals. In this case my infrared camera picks up the temperature difference between the two patio doors. One has the thermal seal intact and the other door the seal is compromised allowing the argon gas to escape. This can lead to increased heating and cooling costs not to mention it's somewhat unsightly . If you notice your windows are fogging up between the two panes of glass this is usually the reason so it would be a good idea to have the glass replaced.
