Here's how long homes are taking to sell now in southern Ontario
If you’re curious about the current pace of the real estate market in southern Ontario, here’s what I’m seeing: homes are taking a bit longer to sell across the board. Condos are now averaging 36 days on the market, while semi-detached, detached, and townhouses are also experiencing increased days before they’re snapped up. Townhouses continue to attract strong interest, with average prices around $900,000, and detached homes are averaging $1.2 million.

As someone who guides clients through every step of buying or selling in Mississauga, Oakville, Milton, and Toronto, my focus is always on helping you make well-informed decisions, no matter how the market shifts. Understanding these trends is essential for setting realistic expectations and planning your next move with confidence.

Canada's Affordability Problem Needs More Than Rates
Affordability in Canada’s housing market is a challenge that reaches far beyond just interest rates. While lower borrowing costs can make monthly mortgage payments a bit easier, they don’t address the real shortage of homes or the complexities of rezoning, infrastructure, and permitting. As someone guiding buyers and sellers throughout Mississauga, Oakville, Milton, and Toronto, I see firsthand how deeply housing is woven into our personal finances and the broader economy—especially given that about half of bank lending is tied to residential real estate. Recent reviews by the central bank highlight that monetary policy alone is a blunt tool; true, lasting affordability will only come from more thoughtful planning, increased housing supply, and smarter infrastructure. Clear communication is important, but for those hoping to make a move or invest in their future, understanding these bigger forces is key to making confident, informed decisions.

Ontario Real Estate Sales Slow
As we look at the most recent data from late Q3, it’s clear that Ontario’s real estate market is showing just how local our housing trends really are. Across the province, 1,100 home sales were recorded as the pace slowed—but the details tell a much more nuanced story for buyers and sellers. For example, one county saw 138 homes sell at an average price of about $516,000, alongside 442 new listings and 979 active listings. In another area, 118 sales closed, with the average price easing to around $635,000 and homes taking about 60 days to sell. Meanwhile, a third county reported 31 sales, but prices climbed to an average of roughly $857,000—up nearly 27% month-over-month, and 8% year-over-year.

These numbers highlight what I see every day working with clients across Mississauga, Oakville, Milton, and Toronto: every community truly has its own market rhythm. That’s why personalized guidance is so important, whether you’re considering buying or selling. As local issues remain top of mind during municipal election season, having trusted advice can help you make the best decisions for your unique situation.

GTA Homebuyers Benefit from Lower Prices and More Options
As we look at the latest numbers for the Greater Toronto Area, it’s clear that the real estate landscape continues to shift. In September, home sales fell by 9% to 5,040 transactions, with the average price settling at $1,006,409. New listings were also down by 14.4%. Ongoing economic uncertainty and higher borrowing costs are making many buyers pause before making a move.

If you’re considering buying or selling in Mississauga, Oakville, Milton, or Toronto, these trends highlight the importance of understanding the current market and planning your next steps carefully. Every market brings its own unique challenges and opportunities, and my priority is to provide you with the guidance and support you need to navigate these changes confidently. Whether you’re exploring your first purchase or thinking about listing your property, having the right information and strategy can make all the difference.

Canadian Home Sales Adjust About 5% in 2026
Navigating the real estate market can feel overwhelming, especially with changing forecasts. Recent updates from a leading bank economist anticipate Canadian home sales to adjust downward by about 5% in 2026, mainly due to higher government bond yields keeping fixed mortgage costs elevated. What does this mean for buyers and sellers in Mississauga, Oakville, Milton, and Toronto? Average home prices across Canada are projected to hold steady through 2026, with only a modest increase—less than 2%—expected in 2027, rather than a sharp rebound. The outlook suggests 5-year Canada bond yields will remain in the mid-3% range until late in the year, with a gradual decline into 2027. Ontario and British Columbia may see improved sales next year, while Alberta is on track to lead in price growth. Any significant recovery, however, hinges on bond yields easing in late Q4 and a steady central bank policy through 2027. As always, my priority is to help you make informed decisions—whether you’re considering your next move or simply following the market. If you have questions about how these trends could impact your real estate goals, I’m here to provide guidance every step of the way.

GTA Homebuyers Gain More Choices as Prices Stabilize
September brought notable shifts in the GTA real estate market: home sales dropped 9% to 5,040, while new listings were down even more significantly by 14.4%. We also saw average prices decrease by 5.1%, and active listings fell 9.3%. The current inventory sits at about 5.2 months, with properties spending a bit more time on the market.

As someone who guides clients through Mississauga, Oakville, Milton, and Toronto, I know these numbers can spark questions or uncertainty. My commitment is to provide clarity and help you navigate these changes with confidence, whether you’re planning to buy, sell, or simply understand your options. I’m here to ensure you have the expert advice and support you need to make informed decisions in this evolving landscape.

Mississauga Homebuyers Enjoy More Affordable Prices This Year
Mississauga’s real estate market continues to offer interesting dynamics for both buyers and sellers. The average home price has edged up 3.5% to $929,600, but it still sits below where we were a year ago. We’ve also seen a healthy increase in new listings—up 22.2%—with inventory levels steady at 4.8 months. Detached home prices have remained stable, while condos experienced a modest lift in both sales and prices.

As someone who specializes in residential real estate across Mississauga, I’m always focused on tailoring my guidance to your unique goals. Whether you’re considering a move or just keeping an eye on the market, understanding these shifts is key to making confident, informed decisions. If you have questions about what these trends mean for your specific situation, I’m always here to help you navigate the next step.
