Had a great daddy & Patrick day today with a little golf thrown in there. He had a blast and hit some great shots. Hard to believe how much he is growing. Pretty proud of this little boy.

Your pre-approval number and your actual comfortable budget are two different numbers.

Most first-time buyers find that out after they’re already emotionally attached to a place. The mortgage payment is one thing. Add heat, property tax, insurance, and the inevitable Saturday at Kent — and that number looks a lot different.

Before you fall in love with anything, run the real monthly cost. It takes 10 minutes and it’ll save you from buying a house that owns you.

If you bought in Riverview or Dieppe 4-5 years ago, your home is probably worth 40-50% more than you paid.

That changes the upgrade conversation.

Inventory across NB is at 5 months right now. Highest since pre-COVID. That means buying first is actually realistic again. You can find the next place, lock it in, and list yours knowing sellers are still getting 97 cents on the dollar.

A year ago this was risky. Right now, it’s a real option.
