Foundation crack? Take a breath.

One of the most common things buyers panic about during a visit or inspection is seeing a crack in the foundation. And most of the time… it’s not nearly as dramatic as it sounds.

Concrete shrinks as it cures. Homes settle over time. Small vertical or hairline cracks are very common, especially in Quebec with our freeze-thaw cycles.

The important part isn’t “Is there a crack?” It’s “What kind of crack is it?”

Many standard vertical cracks can be professionally filled with epoxy or polyurethane injections at a very reasonable cost compared to what people imagine. In a lot of cases, it’s a maintenance item, not a structural crisis.

Of course, horizontal cracks, shifting, water infiltration, or widening gaps are a different conversation and should always be evaluated properly.

But not every crack means thousands and thousands of dollars.

This is why having the right guidance matters.

Panic costs more than information.
