J’ai installé un détecteur de radon chez moi l’an dernier, après que mon voisin d’en face ait obtenu un résultat de 1600, alors que le seuil recommandé est en bas de 200. Et nous avons surveillé la situation. Le test prend environ trois mois pour donner un résultat fiable. Dans ce contexte, pour ceux qui disent exiger un test de radon dans une promesse d’achat, toute transaction immobilière pourrait être retardée de plus de 3 mois, le temps de compléter les mesures. Et je vois déjà la boîte de Pandore s’ouvrir de partout : dès que l’acheteur apprend qu’il y a du radon, il veut se retirer de la transaction plutôt que de négocier les coûts d’installation du système d’atténuation ou d’en assumer les frais lui-même.

De plus, il faut considérer qu’il existe encore très peu d’entreprises spécialisées dans l’installation de systèmes d’extraction du radon. Cela peut entraîner des délais supplémentaires pour obtenir une installation, surtout si la demande augmente. Le coût tourne autour de 2 500 $ pour l’installation et la certification. Même si les travaux eux-mêmes sont rapides, la capacité des entreprises demeure limitée si tout le monde entreprend les démarches en même temps.

À mon avis, il faudrait davantage d’entreprises spécialisées afin de réduire les coûts et de mieux répondre à la demande dans des délais raisonnables. Il est aussi important de rappeler que ce n’est pas uniquement au gouvernement de dicter ces démarches. En tant que propriétaire, tu es responsable de ta propriété, et en tant qu’individu, tu devrais viser à améliorer ta qualité de vie plutôt que de te conformer au minimum.

Si tu as un doute ou simplement pour avoir l’esprit tranquille, fais le test sans attendre une réglementation. D’autant plus que, lorsqu’on regarde la carte du Canada, une grande partie du territoire se trouve en zone à risque de radon.
