Most people think buying the property is the hard part.

But nobody talks about what comes after: tenants, maintenance, refinancing, unexpected issues, and trying to make it all work.

At our next Equity Builders Club networking event, LJ Aguinaga joins Terrie Schauer for an honest conversation about what it really takes to grow beyond your first investment property.

Why do some investors keep growing while others stop after one property?

According to LJ Aguinaga, many investors simply aren’t prepared for what comes after the first deal.

On June 9, join Terrie Schauer and LJ for an honest conversation about scaling, challenges, and building a sustainable real estate business.

What Nobody Tells You Before You Leave Your Paycheque for Real Estate

Most people quit too early.

Not because they lack ambition.
Because they underestimate how real estate investing actually works in the beginning.

Here are 5 things that need to be in place BEFORE you leave your job:

1️⃣ Know your financial freedom number
Not approximately. Precisely.
Your real monthly burn rate + vacancies + repairs + lifestyle creep.

2️⃣ Most “full-time investors” still have active income
Property management. Coaching. Construction. Mortgage brokering.
These are businesses — not passive income.

3️⃣ Your salary helps you qualify for financing
Especially in Canada.
Quit too early and you may lose access to the mortgages you still need to grow.

4️⃣ The real timeline is usually 5–10 years
Not 18 months.
The people promising faster results are often selling something.

5️⃣ Keeping your career may actually be the smarter strategy
Some of the wealthiest investors I know never quit.
Their income funds the portfolio.
The portfolio funds the freedom.

The long game in real estate looks very different than social media.

We go deeper into all of this in Episode 242 of the Equity Builders Club podcast:
“Should You Quit Your Job for Real Estate Investing?”

If you died tonight… would your portfolio survive you?

Most investors spend years building wealth but never prepare for what happens if they’re suddenly gone.

This week’s podcast conversation opened up topics most people avoid:

frozen assets
partner disputes
buy-sell agreements
wills
insurance gaps
estate taxes

One case discussed took SEVEN YEARS to resolve.

Not because the investors were irresponsible.
Because nobody planned for the unexpected.

This is probably one of the most important conversations we’ve had on the podcast.

At a certain point, it’s not about learning more.
It’s about being around the right people.
That’s what our Equity Builders Club networking nights are really about.

Every time we host one, the same thing happens, people connect, share what they’re working on, and leave with more clarity than they came in with.

If you’ve been before, you already know what these evenings are like.
If you haven’t, this is a really good opportunity to experience it.
We’re back on April 21st in Montreal.

🚨 99.5% of Canadian real estate investors never make it to multifamily.

Not because of talent.
Because of system.

Most investors hit the same wall:
financing tied to personal debt, capital barriers, and a network built for 2–5 doors… not scaling.

The 0.5% who break through?

They have:
• the right network
• the right peer group
• clear metrics
• market-specific education
• mentorship
